Banks agree to DFO lifeline

The Direct Factory Outlets (DFO) retail chain has avoided receivership after a deal was reached between its parent company and banks.

Developer Austexx, which owns the chain, has been negotiating with a consortium of four banks since Monday. It owes the banks $450 million.

ACCC chairman Graeme Samuel is believed to have a holding in the owner of DFO through a blind trust and was not aware of how much debt the company was in.

It is understood a deal was reached last night after approval for more credit was given by all parties.

$6.3m sale down by the riverside

What was once a muddy stretch of industrial Yarra River bank is Melbourne’s new millionaire row with a five-bedroom property selling for a record $6.35 million.

Property developer Mirvac sold the Docklands pad on prime north-facing river frontage last week. The local buyer also bought a private river berth metres from the four-level house for $350,000.

The off-the-plan purchase features city skyline views across the river, a swimming pool, wine cellar, home theatre, gym, and rooftop deck.

The federal election and auctions

Analysis of auction sales figures by the REIV shows that, not unlike a public holiday or the AFL Grand Final, the Federal Election can affect the date of an auction more than clearance rates.

In 2007 the Federal election was held on the 24th of November, which, unlike this year, was the peak of the spring selling season.

In response to the election announcement, it is apparent that some vendors, in conjunction with the estate agents, shifted their auctions to the weeks before and after the election.

The dream Australian home has been set in stone for decades. Channel 7 is the one “Under the Hammer”

THE TRUTH, THE WHOLE TRUTH AND NOTHING BUT THE TRUTH.

To answer the questions from our clients and friends regarding our appearance on last night’s episode of Channel 7’s ‘Under the Hammer’ the facts are as follows.

Damien and Mark initially wanted to spend low $800,000 for the Docklands apartment.  The price the vendors wanted for the Docklands apartment was $880,000.  As such Mark & Damien chose to look elsewhere and found an apartment on St Kilda Road, prior to the end of filming. It was at a price that they wished to spend.

Hence ‘the bad news for Damien and Mark was that J.C Street  was unwilling to negotiate a price reduction of $80,000 with the vendors of the Dockland’s property and the good news for J.C Street was we obtained the price our vendors wanted.  However, for its own ratings purpose, Channel 7 didn’t show this footage even though it knew the facts.

I guess it’s the old saying of ‘never let the facts stand in the way of a good story.’

P.S The boys from South Melbourne and the J.C Street girls remain friends and will be catching up for a housewarming drink!
